John Lawrence, owner and editor of Truckee Tahoe Plumbing

I own this site and I write and maintain the Truckee and North Lake Tahoe plumbing guides on it.

Everything published here is written to answer the questions Truckee and North Lake Tahoe homeowners actually ask about their own property: which jurisdiction issues a plumbing permit for a given address, what a hard freeze does to a house that sits empty for weeks at a time, and what 5,800 feet of elevation changes about sizing a gas appliance.

What I research, and how

These guides are built from primary sources — the ordinances, agency pages and code documents themselves — rather than from other plumbing websites. A Truckee-area property can fall under one of three permit jurisdictions, so where a requirement differs I say which one applies instead of averaging them into a single answer. Where I cannot confirm a figure from a primary source, I leave it out.

What I write about

  • Freeze and burst-pipe failure patterns in vacant and seasonally occupied homes
  • Winterizing a cabin that sits empty through a Sierra winter
  • Which of the three permit jurisdictions applies to a given Truckee-area address
  • Well, pressure tank and septic systems outside the municipal service area
  • Altitude derating and sizing for gas and propane water heaters at 5,800–6,200 feet
  • Galvanized supply lines and shared sewer laterals in older Truckee buildings
  • Hydronic radiant floor and snowmelt systems
  • How to verify a contractor’s licence before you sign anything
